Glamping Permits in the US: The Approval Layers for a Dome Site

There is no national glamping permit in the United States. A dome site is usually checked against five separate layers — county or city zoning, the building code, a state or county campground health permit, short-term rental and lodging-tax rules, and fire safety. Which layers apply, and how strict they are, depends on the address.

Short answer

Start with the zoning office, not the dome.

Zoning decides whether paid overnight stays are allowed on the parcel at all, and under which kind of permit — sometimes a simple site plan review, often a conditional use permit with a public hearing. Only after that answer is yes does it make sense to work through building, health and rental requirements.

Ask the planner one specific question early: how does the local code classify a rigid polycarbonate dome? Some ordinances define glamping units as fabric or membrane structures; a solid-panel shell bolted to a base may be treated as a tent, a structure or a building depending on the wording. The answer changes which permits follow.

This guide explains how the layers usually fit together, with sourced examples. It is not legal advice and does not replace written confirmation from your local authorities.

The five layers

What each approval checks.

Layer Who usually decides What they check Typical outcome
1. Zoning / land use County or city planning department Whether commercial lodging or campgrounds are allowed in the district; number of units; setbacks; parking; neighbours Permitted use, site plan review, or conditional use permit with conditions
2. Building code Local building department (code edition and amendments vary) Structural safety, anchoring, egress, electrical and plumbing work Building permit, or a local exemption for small accessory structures
3. Campground / health State or county health department Drinking water, wastewater, toilets and showers, waste, site density Annual operating permit in many states once a site count or season threshold is met
4. Short-term rental & tax County or city licensing; state revenue agency Rental registration, occupancy limits, lodging or transient-occupancy tax Rental licence and tax registration
5. Fire safety Local fire authority or state fire marshal Access for fire apparatus, separation between units, extinguishers, wildfire rules where applicable Conditions attached to the zoning or building approval

Small-structure exemptions are local

In Kansas, a 2017 Sedgwick County resolution exempts one-story detached accessory structures up to 200 sq ft from a building permit inside the Wichita jurisdiction (with a location permit), but up to 400 sq ft in the county jurisdiction. Two neighbouring jurisdictions, two thresholds.

Campground health permits have thresholds

In Saratoga County, New York, campgrounds with five or more camping sites that operate more than 60 hours a year need an annual operating permit from the county health department, under the New York State Sanitary Code, Subpart 7-3.

Definitions decide what is “glamping”

Garfield County, Utah, wrote a glamping ordinance defining glamping as any “canvas or membrane-covered frame structure”, listing tents, yurts, inflatable spheres and geodesic domes, and worked with its health department on drinking water and wastewater requirements.

Rules change. Check the current code text and ask for written confirmation before buying units or starting site work.

Dome sizes in square feet

Where each Domevora model sits against common size thresholds.

US codes and ordinances usually state floor areas in square feet. Here is the floor area under each shell, converted from the metric figures on our model page.

Model Floor area Square feet (approx.) Above 200 sq ft?
Round 2.1 m 3.3 m² 36 No
Round 2.5 m 4.9 m² 53 No
Round 3.0 m 7.1 m² 76 No
Round 3.5 m High 9.6 m² 103 No
Round 4.0 m (Low / High) 12.6 m² 136 No
Round 4.5 m 15.9 m² 171 No
Oval 3.5 × 5.5 m 16.5 m² 178 No
Round 5.0 m 19.6 m² 211 Yes
Extended Oval 3.5 × 7.5 m 23.5 m² 253 Yes
Round 6.0 m 28.3 m² 305 Yes

Do not read this table as “under 200 sq ft means no permit”. Small-structure exemptions are typically written for accessory sheds and similar uses, may not cover a unit where paying guests sleep, and usually do not cover electrical or plumbing work inside it. Zoning, health and rental rules apply regardless of size. The deck or platform around a dome may also count toward area or setback limits.

Checklist

Questions to put to your county before you order.

  1. Is paid overnight lodging or a campground allowed in this zoning district, and under which permit type?
  2. How does the code classify a rigid polycarbonate dome on a fixed base — tent, structure or building?
  3. Which building code edition is adopted, with which local amendments, and does any size exemption apply to a sleeping unit?
  4. Does the site need a campground or health permit, and at what number of sites or operating days?
  5. What drinking water, wastewater and toilet facilities are required per unit?
  6. Is a short-term rental licence required, and which lodging taxes apply?
  7. What fire access, unit spacing and wildfire requirements apply?
  8. Which documents does the reviewer need from the dome supplier?

What we can supply

Documents for your permit file.

Available now for each model: the product datasheet (dimensions, materials, weights), the polycarbonate sheet TDS and the assembly drawing and installation guide. On request: IATF 16949 / ISO 9001 certificates and the fire-performance documentation for the supplied panel. After order: structural calculations for the stated model, anchoring and site, for review by your local engineer. Foundation design, planning, fire, electrical and plumbing approvals are completed locally. See commercial project documents for what is available and what has to be produced locally.

Questions buyers ask us

Do I need a permit to put a glamping dome on my land in the US?

Almost always for paid stays. Zoning decides whether overnight lodging is allowed on the parcel; health, building, rental and fire rules then add their own requirements. A private dome in your own garden is a different question from one you rent to guests.

Is a dome under 200 square feet exempt from a building permit?

Sometimes, for accessory structures, depending on the code your jurisdiction adopted and its amendments. Thresholds differ — in Kansas, Wichita uses 200 sq ft while surrounding Sedgwick County uses 400 sq ft. Exemptions often exclude sleeping use and do not cover electrical or plumbing work.

Is a glamping site regulated as a campground?

In many states, yes, once it passes a threshold. Saratoga County, New York, for example, requires an annual operating permit for campgrounds with five or more sites operating more than 60 hours a year.

Which Domevora domes are under 200 square feet?

All round models up to 4.5 m and the 3.5 × 5.5 m oval. The Round 5.0 m (about 211 sq ft), the Extended Oval (about 253 sq ft) and the Round 6.0 m (about 305 sq ft) are larger.
